High Country grazing property expected to attract strong interest

A Bonnie Doon large-scale grazing property has hit the market, offering potential buyers various potential outcomes at the Gateway to Victoria’s High Country.

The productive 404.83-hectare Jorona Park at 225 Glen Creek Road, around 122km north east of the Melbourne CBD, boasts frontage to Lake Eildon and is currently being utilised for beef production.

Duncan McCulloch and James Beer from Colliers have been appointed to sell Jorona Park, via an expressions of interest campaign.

“The property is located in Bonnie Doon at the start of Victoria’s High Country. It is a substantial landholding, as the surrounding area is mostly rural lifestyle properties, so it is quite unique.

McCulloch predicts that the site will draw in significant interest due to its future subdivision potential, with the property consisting of 15 titles, with 50-hectares of rural living zoned land, offering a ample opportunity for land banking.

The property includes 30 grazing paddocks, improved pastures, 35 storage dams, quality fencing and a laneway system. With structural improvements comprising a four-bedroom brick residences, a modern three-stand shearing shed, undercover cattle yards, as well as a machinery shed and two hay sheds.

“Jorona Park is a productive grazing property currently running 250 breeders, which is supported by excellent quality infrastructure. It also benefits from highly reliable average annual rainfall of approximately 900 millimetres,” said Beer.

Jorona Park also offers dual access to the bitumen surfaced Glen Creek and Dry Creek Roads and is well placed at just 3km from the Bonnie Doon town centre, 17km from Mansfield, 27km for Alexandria and 86km from Yarra Glen.

“We expect the sale to generate significant interest from a variety of purchasers, including agricultural operators, high net worth individuals and land bankers,” concluded Beer.

The expressions of interest campaign for Jorona Park is due to close on 2 June, 2022.
