Comment is open on the proposed demolition of the former Two Rocks Tavern bottle shop and caretaker’s dwelling at 20 Enterprise Ave.
A development application submitted to the City of Wanneroo proposes the demolition of the former bottle shop and caretaker’s dwelling associated with the Two Rocks Tavern (Tavern on the Rocks) site.
According to the Have your say post the proposal includes the removal of structures adjoining the building while retaining the two palm trees with the area to be grassed and irrigated following the demolition process.
A heritage impact statement (HIS) dated June 2025 prepared by Griffiths Architects lintels on the bottle shop and the caretaker’s quarters have failed.
The HIS said overall the Two Rocks Tavern was in good condition but the detached front building was in poor condition.
“Located to the east of the tavern is a detached two-storey concrete block building, which appears abandoned and is enclosed by temporary fencing (as of May 2022), the HIS said.
“The first floor of the building cantilevers over the ground floor driveway supported by five masonry piers.
“The subject building is located at the rear (east) of the tavern in a setting that is essentially carpark, with a concrete unit paved pedestrian access spine to the west.
“The place falls within the curtilage of the Sun City precinct, Two Rocks – which is included in the State Register of Heritage Places, as heritage place number 26470.’’
The HIS said the proposed demolition works were assessed against the heritage values identified in the statements of significance for the Sun City precinct, Two Rocks, to consider the impact that these works could have on the site and heritage value.
“The development application is only for demolition of the dilapidated place and site remediation.
“It is understood that the bottle shop and caretaker’s residence have not been in use since 2009 (estimated date) and the premises have been allowed to deteriorate after being closed by the previous owners.
“There are inherent structural techniques which are not suited to the marine environment and these elements are in an advanced state of decay.
“The main issues are associated with blockwork bed reinforcement, concrete block lintels with unprotected steel reinforcement bars and concrete with insufficient cover for the marine environments.
“Regrettably, the loss of this building is inevitable.’’
The HIS statement said the remainder of the complex was superficially in better condition. “However, the condition of the subject site may be a harbinger of a more widespread problem.
“In the overall context of Sun City precinct, Two Rocks, the bottle shop’s social value has diminished over a 20-year period since it was closed and the building is a minor element in a much larger setting that includes Two Rocks Marina, limestone retaining wall, a concrete block shopping centre and tavern and limestone sculptures.
“The tavern will remain and continue to fulfil its intended function.
“Overall, the removal of the bottle shop and site remediation will not negatively affect the heritage significance of the registered place.”
Public comment is open from Saturday, September 13 to Saturday, September 27.
