Housing hopes rise

Farming land on the eastern edge of Kadina is expected to be transformed into hundreds of homes with “generous block sizes” in coming years after rezoning was finalised by the state government last week.

Town planners URPS first approached Copper Coast Council in 2022 with a project to transform the block on Daddow Court, situated on the road to Bute.

State Planning Minister Nick Champion said on Wednesday, May 1, the privately led rezoning — the about 28 hectare land parcel has been owned by a company called Lasopail since 1996 — will help the town grow in a considered and measured way.

“There’s a real desire to increase the housing supply in growing areas of our state, including Kadina, which is an important hub on the Yorke Peninsula,” Mr Champion said.

“This rezoning extends the surrounding residential streets, transforming a small area of farming land into more than 200 low-density homes on generous block sizes.”

“As a government, we are pulling every lever at our disposal to address the housing crisis and streamlining the planning process is an important way we can get more supply into the market as soon as possible,” Mr Chapman said.

Narungga MP Fraser Ellis said the land release was necessary to address a shortage of housing in the region.

“This land has been through the rigorous planning process to determine if it is fit to host more residential dwellings and, given its proximity to a built-up residential area, has been deemed to be a logical area for expansion,” Mr Ellis said.

“It has been zoned deferred urban for some time and, as such, has clearly long been earmarked as the next area to expand.”

Copper Coast Council chief executive Dylan Strong said Mr Champion’s decision was received at the council’s Wednesday, May 1, meeting.

“The neighbourhood zoning makes way for residential development to support Copper Coast’s growing population and demand for residential development in the region,” he said.

Mr Strong said, however, that no development had yet been approved by CCC.

Property consultancy business Mosel Surveyors director Michael Liebelt said the company was in the process of preparing a development application on behalf of Lasopail to go before the council.

A spokesperson for the Copper Triangle Housing Association, which provides housing for lowincome renters, said they hoped any eventual development would consider those demographics.

“There’s such a severe shortage of rentals,” the spokesperson said.

“We could rent 10, 20 houses overnight.

Part of the agreement should be that they include some social housing, they said.

“Make it affordable for everyone, not just investors coming in and then being able to dictate rents.”
