A productive broadacre cropping and sheep property known as Dixons in the West Wimmera Shire has sold to a neighbour for $3.6 million, of $4,391 an acre.

Held in four titles with a total area of 295 hectares or 730 acres, the property was sold through local district farm agent Max Brown, now with Ray White Rural, on behalf of vendors who secured the first major portion in 1976 and then added the adjoining block in 1989.

He said they had found its management becoming more difficult due to their distance apart – there are no residential improvements on the property.

Initial expectations were of $3,000 an acre or circa $2.1 million.

About two-thirds of the property is loam soil, with small sections of sand and clay, and there is an area of native bush and another of grazed timber.

The vendors have cropped about 220 hectares or 550 acres on an intermittent basis and generally have run 1,400 ewes for first cross lamb production on the pasture mix of phylaris, sub clover and ryegrass

There is a windmill and 66,000 litres of tank storage, and a licensed bore that was installed in 2019.

There are also yards for 3,600 sheep plus two grain silos on the property.
