Mornington Peninsula offering set to attract strong interest

Two landholdings in the Mornington Peninsula’s Boneo are anticipated to whip up a competitive sales campaign with all kinds of buyers expected to be drawn to the offerings.

The premium landholdings at 410-430 Jetty Road and 107 Grasslands Road when combined span around 84-hectares, making the properties amongst the largest holdings to be listed in Victoria’s Mornington Peninsula in years.

Duncan McCulloch and James Beer from Colliers have been appointed to manage the sale of the holdings, which are expected to enter the market in coming weeks.

“It is very rare that something of this size and scale in an incomparable location becomes available in this market and given this, along with the array of potential opportunities it provides, we expect the offering to appeal to a wide range of buyers,” said McCulloch.

McCulloch anticipates buyer interest to include both domestic and international investors, as well as hospitality operators and developers, landbankers, speculators and horticulture and viticulture industry participants.

“This represents an outstanding opportunity for a purchaser to acquire a prestigious holding, or holdings, of scale in a premium region and highly sought after location,” said McCulloch.

The 71-hectare Jetty Road property includes a premium cool climate vineyard planted to Pinot Noir, Shiraz, Chardonnay and Pinot Gris.

“Underpinned by quality infrastructure and improvements, a recently developed vineyard, excellent grazing pastures and potential development upside in relation to agritourism pursuits, this extensive landholding is certain to attract the attention of a diverse group of potential buyers,” said Beer.

The site includes a 50ML recycled water permit, two of 234,000L holding tanks, pastures, , reticulated stock water and laneway access, as well as three-bedroom dwelling with mains water, a cottage, machinery shed and hay shed.

The Grasslands Road site spans 13-hectares and includes an expansive four-bedroom main residence, with a two car garage, in addition to a further two-bedroom cottage and self-contained unit.

The land itself would be suited to agricultural purposes such as grazing or equine uses.

“We anticipate the properties will be well-received in the current climate, given the high quality nature of the assets, continued attractiveness of the Mornington Peninsula, shortage of competing stock on the market and the fact the properties will appeal to a variety of purchasers,” concluded McCulloch.
