A prized parcel of cropping land in the heart of one of Australia’s most productive farming regions remains up for sale after a planned auction was shelved last week.
The auction for Grong Grong property, East Midgeon, was originally scheduled to be held at Narrandera Ex-Servicemen’s Club last week.
However, McGrath selling agent, Craig Pellow, said the vendor decided to move to a private sale after a few keen buyers missed the mark with their finances.
Located at 15 Powells Road, East Midgeon is now listed on the market at just over $1 million ($1,056,000) or $3,300 per acre after the planned auction didn’t go ahead.
“It’s still up there for sale,” Mr Pellow confirmed.
“It’ll be a private sale now.”
“There were a couple of people interested, but they couldn’t get their finances ready in time for the auction, so last week, the vendor decided to put that price on it and put it on the market.”
Spanning 129.5 hectares (about 320 acres), the land is 99 per cent arable, which offers a rare opportunity and a highly attractive figure for buyers to secure a portion of prime cropping land.
Mr Pellow said the highly productive and versatile agricultural holding was ready for the winter cropping season.
One of the property’s standout features is its reliable fencing infrastructure.
The block is backed by strong infrastructure, including a large on-farm dam which ensures a reliable on-farm water supply and solid fencing across all boundaries, with brand-new fencing on the eastern and western edges and near-new on the other two sides.
It also features expansive fertile terrain in well-maintained condition and uninterrupted runs that facilitate efficient broadacre cropping operations.
The low-fuss setup at East Midgeon seems to tick all the boxes and is open for private negotiations for a buyer to jump right in.
The property is primed for cropping and represents an ideal acquisition which would suit investors looking to add to their portfolio, a local grower looking to expand, or a first-time buyer after a starter block with long-term potential.
While the auction may have been shelved, the opportunity is still wide open and ready for someone to make their move and go straight into production, with the timing just right for the 2025 cropping season.
