Western district grazing property sets new record

Cropping and grazing property Rossbridge has set a record for the Lake Bolac area in Victoria’s western district, selling under the hammer for $13,500 per acre – setting a new record for the district.

The property changed hands for about $7.5 million.

Currently used as a grazing block running breeding ewes, the naturally drained 224.83-hectare property has gentle undulations and healthy pastures.

Improvements include an old brick home – unliveable in its current state – bulk shed with concrete floor, machinery shed with powered workshop in one end, three stand wool shed and yards.

Fencing is in good order and the property is fenced into eight main paddocks. Holding paddocks around the shed are connected to troughs and have been used to lot feed.

Reticulated water is supplied to two-thirds of the farm, with good quality catching surface dams in most paddocks.

Garry Todd and Michael Fratin of Elders Real Estate managed the sale of the property, located at 6640 Mortlake-Ararat Road, while the auction was held via Auctions Plus.
