The April 2025 Yanchep Central – commercial development transport impact assessment prepared for FRP Capital says the proposed development on the western side of Kakadu Rd and north of Morwell St will include a fastfood outlet, showrooms and a gym along with two medical centres and an automotive unit.
The proposed $12 million development will have 112 parking bays including five disabled bays, plus two new on-street parking bays in the verge of Kakadu Rd adjacent to the site.
The drive-through lane of the fastfood restaurant will provide queueing capacity for another 10 vehicles.
Parking areas will be accessed from the existing driveway system of the overall shopping centre precinct plus two new driveway crossovers on Kakadu Rd for access to the service yard behind the proposed showroom complex.
The transport impact assessment (TIA) said traffic analysis had been undertaken for weekday morning and afternoon peak hours and the Saturday peak period of the proposed development.
“The analysis confirms that the site accesses and adjacent intersection will all operate satisfactorily under the future traffic flows with the proposed development,’’ the TIA said. “Appropriate public transport access is provided by existing bus services on Marmion Ave.
“The traffic signals at the Marmion Ave and Peony Blvd-Lagoon Dr signalised intersection include pedestrian facilities to assist pedestrians and cyclists crossing those roads.
“A path will be provided on the verge of Kakadu Rd adjacent to the proposed development and appropriate pedestrian connections into and within the proposed development.
“It is anticipated that appropriate bicycle parking facilities for visitors and staff in accordance with City of Wanneroo requirements would be a condition of approval and will be provided on site.”
